The new framework of Malaysia’s “Malaysia My Second Home” (MM2H) visa program, introduced in October 2024, has quickly injected vitality into the country’s real estate and financial sectors, attracting significant attention. Within just three months of implementation, 853 main applicants and 1,049 dependents were approved. As a result, the program generated RM456.8 million in property investments and attracted over RM7 million in bank deposits. Property Purchase Requirements – The Popular Silver Tier
The new MM2H program offers participants a range of flexible options, with clearly defined property purchase requirements being a key feature. Each tier—Platinum (minimum RM2 million), Gold (minimum RM1 million), and Silver (minimum RM600,000)—comes with its own set of property investment criteria. This structure has helped stimulate Malaysia’s real estate market.
Most applicants are individuals seeking quality education for their children, a retirement destination, or investment opportunities. The Silver Tier, in particular, has seen the highest number of applicants. With relatively lower fixed deposit and property investment requirements, it presents an attractive option for retirees and the middle-income group.
China Leads in New MM2H Applications
The new MM2H visa program has attracted applicants from around the world, with the majority coming from China, Taiwan, Hong Kong, Singapore, the United Kingdom, and the United States. Between October and December 2024, China accounted for the highest number of applications with 474, followed by Hong Kong (46) and Taiwan (43), reflecting a growing interest in Malaysia as a second home destination.

Development of Online Tracking System
The Ministry of Tourism in Malaysia is currently developing a new online system that will allow applicants to track their progress, improving the transparency and efficiency of the process. On average, the Ministry receives 280 MM2H applications per month, with the review process typically taking 2 to 3 months. The new online tracking platform is expected to cover the entire application process, including registration, document review, status updates, payment processing, and information management, thereby enhancing both transparency and convenience for applicants.
